Welcome to the Lumion forum.
You are basically right. You do need to set your different materials in the 3D modelling application. When imported, Lumion optimizes based on those, so that's why you get different surfaces but with same material being the same in Lumion.
You don't have to make every object/surface in the project in your modeller different, just those you know need to have different material attributes in Lumion.
Note if you apply new materials in your modeller, then the Reload feature in Lumion will allow for those changes, so you don't have to re-apply materials in Lumion from scratch each time you make changes in your modeller.
