Nothing wrong with your model (at least from the pov of getting it safely into Lumion demo )

 

-Make sure you have the latest version of the .FBX exporter for your version of 3dsMax

-Export (editable mesh) to .FBX (doh!)

-load FBX into Lumion

 

All should be fine except for the odd warnings about uv's, triangles etc. etc. These can usually be ignored

as long as your model survives the import in 1 piece.

I tested your file and I think I found reason of your problem.


Geometry:


FBX exporter have problem with triangulating your scene.


Solution A: Export to collada (DAE) instead of FBX (Use free http://www.OpenCollada.org exporter)


Solution B: Convert your scene to editable mesh before export


 

Materials:


You use Vray materials in your scene. It can be problem for exporters.
I suggest convert all materials to Standard materials. You can do it quick and easy with this free tool:

So my suggested workflow for you is:

1. Convert Vray materials to Standard material

2. Export to collada (*.dae) file using OpenCollada exporter

3. Import into lumion

Here are variants of what I was able to convert:

I noticed two things in your max file:

- Your object is very small (about 10 cm) and could be too small to be visible in Lumion

- Your scene  (0,0,0) point is over the object, so in Lumion it is under the ground.

 

After scaling and move objects, your files work here.

This is modeling problem.
You used proboolean or boolean? Sometimes it happens.
All vertices are weld?
Modeling again and export in FBX or DAE.

I'm sure we can help to import it into Lumion without remodeling. Here it works correctly, we need to find differences between your files and mine.
