In Lumion only the diffuse- and bump-map are visible in the lightmap-material, thats a little bit confusing. The Lightmap is not displayed - but in use (if you have properly setted up your material in the software you use for texturing).
If you use 3dsmax for texturing, the following steps should help:
Create a standard material. Only standard materials will work well, i think.
Assign your diffusemap to diffuse-color slot, using mapping-channel 1.
Bake the lightmap using mapping-channel 2 and apply it to the self-illumination mapslot.
Additionally, if you want to use a bumpmap, apply on bump-slot using mapping-channel 1.
